Makeover proposed for Charlestown Mall
The Krausz Companies, Inc., representing contract purchasers of the Charlestowne Mall, have proposed a redevelopment of the mall property.
The conceptual plans include removing the vacant former Sears anchor store, downsizing and relocating the food court, and reconfiguring the front entrances to the mall and movie theater with new retail and dining spaces to create a new "front" to the mall building.
The building will remain an enclosed mall.
Additional retail/commercial buildings are planned around the mall, including a number of new outlot building pads to be located along East Main Street (Illinois Route 64).
The contract purchasers, SC Main 3800, LLC, have submitted an application to amend the Planned Unit Development (PUD) ordinance for the Charlestowne Mall property.
Certain PUD requirements must be changed to accommodate the proposed redevelopment, including changes to the requirements for building setbacks, parking and landscaping.
No changes are proposed to the detention basins or landscaping along the north property line of the mall.
The Plan Commission was scheduled to hold a meeting this week to discuss the plan.

At its Sept. 9 meeting, the Planning and Development Committee of the St. Charles City Council heard a presentation outlining preliminary conceptual plans for the revitalization from project developers
“Charlestowne Mall represents one of the community’s greatest assets in our East Gateway," said Director of Community Development Rita Tungare. “The community and the City already have laid the groundwork by establishing a vision for renewal and repositioning of the mall property through our new Comprehensive Plan. The timing and economic climate is just right to bring this vision to fruition.”
